​Steps to Selling Property in Grenada

Selling property in Grenada involves listing with an agent, producing Title Deed, hiring a local attorney, signing a sales agreement, and paying transfer taxes. The process typically takes 3-6 months.

Key Steps and Information

 

  1. Prepare Documentation: Sellers must provide a copy of their ID, Title Deed, plot plan, recent tax receipts, and house plans.

  2. Guidance on Valuation & Listing: An agent will visit your property to assess the best asking price. They will take full details and photographs of the property, and a listing agreement will be signed.

  3. Marketing: Your property will then be added to our website and any other marketing materials/events we use to attract buyers.  You may also agree to having a ‘For Sale’ sign erected at the property for optimal visibility.

  4. Viewing and Offers: An agent will inform you of any viewings and offers made and you will make the decision to accept or decline the offer.

  5. Offer and Sale Agreement: Once an offer is accepted, a sales agreement is drafted by the seller's attorney and signed by both parties, usually accompanied by a 10% deposit.

  6. Transfer of Title: The buyer's attorney handles the title search and prepares the deed of conveyance.

  7. Closing & Fees for Sellers:

  8. Property Transfer Tax: 5% for citizens, 15% for non-nationals (based on the selling price, with a small tax break of EC$20,000).

  9. Legal Fees: Typically 1% - 2% of the purchase price (+ 15% VAT).

  10. Agent Commission: 5% of sale price.

  11. Foreign Buyers: If selling to a non-national, they must obtain an Alien Land Holding License CHAPTER 13 ALIENS (LAND-HOLDING REGULATION) ACT , which can take 3-6 months.

  • If selling furnished, prepare an inventory list.

  • Consider having a land surveyor verify property boundaries to avoid disputes.
